[/quote]Sunderland FC have been approved to open a new free school right next to their stadium. Everton FC has a free school. Derby County FC have a free school. A secondary school is based in a stand at Doncaster Rovers stadium (whilst a new school is being built next to it).

They would have to pay for a new site and stadium for the rugby club.C) The provision for land for a new stadium is stated in the area plan (which also makes planning permission a lot easier) but a site has yet to be specified.D) There is an opportunity for the council, developers, NRC & NC to get together to agree upon a site that would be good for a stadium as a community hub.NC would then get a new stadium at a fraction of the cost (because the council and developers would be willing to pay a contribution) plus it would be used by the local community (sports hall, community sports pitches, rugby club, education etc.).There could even be a school based at a stadium. You can achieve a greater return from leasing space for education than for office space.

The area plan also states the council will need to provide amenities such as a sports hall, community sports pitches etc.NC have the opportunity to say to the council and rugby club "We would also consider building a new stadium (on land which is to be provided by the council)".There are numerous possibilities that could be of benefit to NC not only to vastly reduce the cost of a new stadium (a lot of the cost is usually to pay for the land) but also have the general public regularly using facilities on site that could earn additional revenue for NC.It would be wise for NC to discuss it as early as possible before the best sites are taken. A good site could then be ring-fenced as an option for the future.

A new stadium wouldn''t be on the current NRC site. The area plan states the council would offer a NEW site and money for a new stadium.

  7. First Wazzock,The council and developers are interested in developing the Norwich Rugby Club site. They would be willing to compensate the rugby club with land at an alternative site and money towards a new stadium.NC could say to the rugby club & council "You provide the land and we will build a new stadium on it".A new stadium site could also provide a lot of the other amenities that the council is going to provide as part of the growth triangle; so receive funding from the council... like they are doing at York.Norwich Community Stadium?It might even be worth NC buying Norwich Rugby Club.
  8. bloke79,A lot of the growth triangle plans are dependant upon the NDR being built. The NDR was given the go-ahead only last month. The area is going to be changing a lot in the future leading to an increase in demand for public transport. The council are reserving sites for new stations in preparation for the future demand.The plans for new stations are NOT my ideas they are those of the local councils as stated in the area plan. The new Postwick park & ride site for additional parking was a separate planning application and development to the Postwick Hub. It achieved planning permission and work has already started on clearing the site. Have a look at page 17 of the document you linked.However, those 2 park & ride areas (they are practically next to one-another) are where the council want a new station. Although the work has already started on clearing the site for the new park & ride section, my thought is that there is a chance it won''t get finished until there''s a new station...

The Broadland Growth Triangle plan mentions some land being allocated for residential development on the Norwich Rugby Club site."Therefore adequate compensatory provision for the loss of the Norwich Rugby Club site is a necessary precursor to development. This is expected to take the form of a replacement facility for Norwich Rugby Club within the immediate surroundings of Norwich."Land for a new stadium!NC should look into what could be achieved in the long-term with the rugby club and council for their mutual benefit. It would be wise to do so asap to see if it would be possible to ring-fence a good site before it is reserved for something else. That would give NC a good long-term option to consider.
  11. A few people have mentioned rail services on the Bittern line. The Norwich Area Transportation Strategy includes the possibility of longer trains, a tram-train, more frequent services and two new stations on that line (one at Rackheath the other towards the top end of Dussindale).

On the image you posted it doesn''t show the 500 new parking spaces as they have not yet been built but you can see where they are due to go. It is in the area where you can see the text "New access to". The Norwich Area Transportation Strategy plans indicate the possibility of a new station by those car parks.

They would also benefit from more convenient parking at the stadium.People driving from Hockwold, Beccles, Newton Flotman, Loddon, Essex/Herts etc. the distance to a new stadium wouldn''t make much difference but they would benefit from more convenient parking at the stadium.I am sure the club would rather people spent money eating and drinking at the stadium but if any of those people wanted to go into the city centre then they could:A) Use the Postwick park and ride so saving money on parking costs and save time finding parking spaces. It would only be 12 minutes right to the Castle Mall.B) Possibly get a train to Norwich involving a 4 minute journey.C) Park in the city centre to do shopping etc. and then drive to the stadium where parking would be more convenient and quicker to leave for the drive home.

There are often huge delays on that road even on non-matchdays. In contrast, a stadium at Broadland would have a number of different routes to and from the stadium. 2) The stadium at Brighton doesn''t have many people living within walking distance of the stadium whereas the Broadland growth triangle is planned to have 22,000 new local residents. A lot of people from Thorpe St Andrew, Dussindale, Sprowston, Thorpe End etc. could also opt to walk to a stadium at Broadland.

Consider the lack of disabled parking places. Consider that fans generally don''t like a long walk to and from the stadium when the weather is bad.Consider that the car park has been sold so demand for parking places could increase a lot further. Consider if the stadium was expanded by thousands and a lot of those people will be wanting to use cars. The lack of parking means the club is missing-out on revenue from parking fees. Consider that CR competes against other venues for private hire business and that parking facilities are taken into consideration.[quote]the roads around any new stadium would be just as congested as they are around CR[/quote]Not so because of the NDR, Postick Hub and a new park and ride is now being built. There would be several routes out of the site so road access would be better at Broadland than around CR. Plus there could be cycle racks provided at a new stadium (like at Southampton) so more people could go by cycle etc.
  22. PurpleCanary,Yes that is right, which is why the club should look at ways to achieve a bigger stadium without it having a detrimental impact upon the playing budget. It could also help to provide additional funds towards the team.The way to do that is to get someone else to contribute; look at who the best long-term partners are and see what the club can offer them in return.A problem is that the club doesn''t have much land remaining to develop at CR and the car park has been sold too.Congestion is going to increase as Norwich is growing, CR car park could be built upon and the stadium capacity raised. If there is a lack of stadium parking then the City stand might not even receive planning permission.
  23. Some additional info... for people in the west of Norwich there is already a direct bus service route that goes from Wymondham, Hethersett, Cringleford, down Newmarket Road through east Norwich to Broadland Business Park.

[quote user="The ghost of Michael Theoklitos"]we all know there would be massive capacity issues on the roads and rails between Norwich and Broadband to make this even remotely workable for the numbers of people we''re talking about.[/quote]The NDR and the Postwick Hub are being built and so would make a new stadium at Broadland more accessible than CR for a huge number of people including those from areas in the west of Norwich such as Drayton, Taverham, Fakenham etc. particularly as a new stadium could have lots of parking available and stadium bus stops.For those who currently use rail services from the east (Ely etc.) a journey to a new stadium at Broadland would involve waiting 6 minutes for a connection to a new stadium. That journey would only take about 4 additional minutes to get to Broadland. This is based upon the existing Saturday rail timetable.
